The desire to live in a country house prevails among most of the townspeople. Closeness to nature, clean ecology, owning your own land plot pays for the need for daily trips to the metropolis to work and back. At the same time, people need a well-planned house for a comfortable stay. Let's talk about the designs and layouts of one-story three-bedroom houses.




Terrace projects
Building a new home starts with design that takes into account the needs of the whole family. Today we are talking about the layout of one-story cottages, designed for a large family and providing a lot of little things. Designing a one-story house is associated with providing solutions to mandatory tasks. The concept of the project's individuality includes such nuances as the presence of a fireplace, a large flower garden in front of the house, a terrace with a barbecue area, a veranda or a gazebo, the remoteness of the building from the entrance.



There are rules for designing a terrace

Illumination - it should be optimal if the site faces the south or east side. The light should be sufficient, but not blinding.

Exit. The most logical, correct and popular is from the living room. Less often, the doors to the terrace are opened from the corridor or kitchen. This option is convenient because it is closer to take out food and drinks from the kitchen, because in summer the terrace is used not only for evening gatherings, but also as a dining area.

Size and geometry. The terrace can be rectangular, square, adjoin one side of the house or cover it from two or even three sides, taking L- or U-shaped outlines.

View from the terrace. This indicator is of no small importance for its use. If the view overlooks a beautiful landscape, then the place will become a favorite for everyone, access to farm buildings or a dull fence - at best, it will turn into a warehouse.
Both of these options already partially determine the layout of the future cottage - the living room will definitely be located on the same side as the terrace.
Following further logic, the kitchen and technical rooms are always located next to the living room, since they are all connected to communications. The location of the bedrooms depends on the wishes of the owners and family members.



Project 11.9x15.4 with bedrooms along one wall
The implementation of such a project makes it possible to separate the rest rooms from the active zones with an increased noise level. These include a kitchen, a living room, and in this project, an interlayer between them is implemented in the form of utility rooms. The bedrooms are arranged in a string, one after the other, which creates some inconvenience. The bathroom is located quite far from the back room, which can create inconvenience for household members, but this is justified by the privacy of the recreation area.

The technical area is also divided into two equal parts by a corridor. On one side there is an entrance area and a bathroom, on the other - a storage room and a boiler room, to which a small corridor leads. It also houses the entrance to the kitchen.
Another plus is the decision to organize two aisles in the kitchen compartment - with the help of one of them, the kitchen communicates with the living room.
This is very convenient when a lot of people gather in the house, and you have to dine at a large table. With the help of the second door, it is convenient to use the pantry - you do not have to carry food through the front room. The terrace adjacent to the house is located along the facade of the house along its entire length.

The house is planned to have two entrances from opposite sides. In this project, a U-shaped layout is used for the active and passive zones, with the bedrooms following one after the other, then the living room adjacent to the kitchen. In the center of the house there is a corridor that separates the technical premises from the residential ones. It has exits to all rooms - a separate bathroom, kitchen, rooms. The door to the boiler room near the entrance. The project includes built-in wardrobes, three of them are located in the bedrooms, two more are in the hallway. Panoramic windows in the living room open onto the terrace. On it in the summer, you can install rattan wicker chairs or other furniture adapted for long-term outdoor exposure.


One-level house 10x12 with 3 bedrooms, terrace, central and auxiliary entrances
The layout of the house of almost square geometry provides for the location of three bedrooms along one of the corners according to the principle of an L-shaped layout. One of them has a door to the terrace. On the opposite side, there is a kitchen and a living room, which are almost equal in size.
The size of the kitchen allows you to receive guests at a large table, the living room has a cozy seating area, a home theater and an exit to the terrace.
The central entrance separates the vestibule from the internal space, which opens the exit to the hallway with a built-in wardrobe. The door from the kitchen also goes out here. From the corridor you can get not only into active and passive zones, but also into technical rooms - a toilet, a bathroom, a boiler room.



Layout of a frame cottage for a small family
The total area of 110 m2 allows you to accommodate 3 bedrooms, combined kitchen and living room, separate bathroom and toilet, boiler room, storage room. The living room has an exit to the terrace. The kitchen has a large corner window, thanks to which the room receives natural light for a long time. The doors of all three bedrooms open onto a common corridor, from where each family member can get to the bathroom at any time.

The presented project is relatively small in size, its area is 140 m2. However, several tricks have helped to make the interior space free enough. Along the long wall there is a living room with access to the terrace, bedrooms. The technical rooms are located on the opposite side, they are a bathroom, a toilet and a boiler room, separated from the kitchen in the hallway. The front door opens into a vestibule outside the perimeter of the house, which saved precious meters of interior space. The reduction of the kitchen also helped to solve this problem. Its size is 8.5 m2 and is quite sufficient for a kitchen set. The boiler room has two entrances - from the street and from the kitchen.



Plans with garage
Since a country house is inconceivable without a car, it must be provided with a parking space on or outside the territory, a built-in or a separate garage. When parking is supposed to be near the house, then it would be more correct to plan a carport. An interesting option is a canopy combined with a porch.


Consider a layout with a built-in garage for one or two spaces. Far-sighted owners immediately lay a garage for two cars at the design stage, even if they have only one at their disposal. In the future, when a second car appears, there will be no problems with parking, and if the car is left alone, then free space is never superfluous.

The presented project has two entrances - to the front and back yard, the entrance to the garage from the side of the porch, the place for the garage is adjacent to the wall of the house. The canopy covers the porch and the entrance to the garage; it plays a peculiar role of a canopy. Its squares do not allow for a full-fledged outdoor parking under a canopy, but who can forbid increasing them? Moreover, with an increase in the area of the canopy, the owner will receive additional meters for storing the captive, organizing a barbecue area, and so on.

The drawing shows that the layout includes three bedrooms in one block, a living room and a kitchen in another. Between them there are technical rooms - a separate bathroom, a furnace room, clearly delimited by a corridor. Part of the hallway is given under the vestibule near the front door, which is very convenient in rainy or snowy weather - dirt and dampness do not enter the house. The corridor turned out to be quite small, but this does not really matter, since the building has enough rooms in which everything you need can fit.


If you have to design houses with a larger area, for example, 10x13, 12x12 m², 12x17, then a two-seat garage seems to be a self-evident solution. Finnish-style house construction involves a built-in garage so that the detached building does not overlap the interesting architecture. For small houses on one floor with dimensions 10x10, 8x10, 9x9, 9x10, the ideal solution is the presence of a combined carport over the parking lot and the porch. It can simultaneously serve as a veranda on the side opposite to the car.






This is the best option for small houses such as 8 by 10 and modest plots. A small brick house or a foam block building of 100 sq. m do not take up much space on the site, so an attached garage and a terrace will give them solidity and presentability. Moreover, the house of 120 m2 with facing bricks is a beautiful and stylish structure with any layout.




Other options
The above options are the minimum required for a limited footage. But after all, country mansions often far exceed the footage for which the above examples were created. A larger area automatically means more opportunities for creating increased comfort - saunas, bath complexes, gyms, swimming pools, and so on. Consider such options inside a residential building, and not in a detached complex.
With sauna
Giving preference to a Finnish cottage, the owners immediately think about the sauna, as these concepts are inseparable from each other.
For most of the townspeople, pampered by the comfort and living conditions, the sauna inside the house seems much more convenient than the free-standing one.
Well, you must agree that a visit to a separate sauna is good in summer, when it is warm and the transition from one building to another does not cause problems.
It is quite another matter in winter. To get to the free-standing bath complex, you need to dress well. Returning from a hot sauna through cold and wind can turn into a cold. It is no secret that many are frivolous in this regard. The awareness of the need to dress warmly and carefully in order to run a dozen meters will discourage anyone from doing this.

In addition to comfort, a home sauna gives its owners one more, important bonus - an additional source of heat. When building a house with a built-in Finnish sauna or Russian bath, it is necessary to take into account all fire safety measures and properly organize ventilation. After all, this is not only an additional source of risks, but also high humidity, fraught with poisonous mold.




There is a sauna in the layout of the house of the presented project. The arrangement of the rooms, taking into account this feature, is extremely successful. The 180 m² rectangular house has a spacious living room with a bay window, combined with a kitchen. From the living room one entrance leads to the first bedroom, the entrance to the second and third is located in a small corridor connected to the living room. Part of this corridor is separated by a partition and can be used as a dressing room. Another corridor is the entrance to the house from a small terrace with a porch.

From the same corridor you can get to the bathroom. The door to the sauna is located in the kitchen and leads first to the dressing room, then to the shower room, then to the steam room. In the living room there is another door leading out to a spacious terrace that encloses the house from the rear and envelopes it from the sauna side. The second terrace is so large that its size allows you to arrange there not only a recreation area, but also a barbecue, a solarium.


From the boiler room
The project of a small one-story house of 90 sq. meters is thought out so competently that it not only found a place for residential and technical premises - it is also amazingly cozy. The house of square geometry is divided into a hallway, which is accessed by an entrance door from the attached porch. Right behind the door, a vestibule opens, where you can take off your shoes and undress.
Its dimensions are 3 square meters. m allow you to install a built-in wardrobe there.
On the left side of the hall there are two bedrooms, then a boiler room with two entrances, one of them leads to the street, which is very convenient - you don't have to carry fuel through the living space. On the left side of the hall there is another bedroom and a kitchen-dining room, divided into two zones - a kitchen and a living room.

Planning principles
The layouts of comfortable, one-story, three-bedroom houses are not standard and are most in demand. Rather, they are considered compact cottages with two bedrooms. A layout considering a three-bedroom option is justified when there are children, elderly parents in the house. Bedrooms don't always serve that purpose.
For instance, The nursery combines almost all aspects of a child's life. Here he sleeps, plays, does homework, is engaged in creativity, so the children are given the largest of the bedrooms.
If elderly relatives live with a young family, then they must be assigned a separate room where they can retire, take a break from the hustle and bustle.
The bedroom for parents should be located on the opposite side of the kitchen, living room, nursery and separated by at least a narrow corridor.



If the third bedroom is intended for guests, then it may have the smallest area, because its purpose is to serve as a haven only for the night. In any case, the entire layout should solve the problems of comfort, technical and aesthetic support. The basic rule of modern design for three bedrooms is that they should not be walk-through.
A few rules:
- the children's room should be on the east side for morning natural light;
- the bedroom of a married couple can be located on the south or southeast side - there will be little natural light, but this is what you need for a good rest;
- a room for older people can be anywhere, it all depends on their own preferences, there should not be podiums, steps, access to a bathroom should be the most convenient;
Compliance with these simple requirements will justify itself in the future, because the built house will serve for more than a dozen years, and everyone in it should be happy.
