Frame houses are cheaper than brick houses and are built quickly - these are two factors that underlie their popularity. Components are manufactured at the factory, delivered to the site, and there, in fact, only their assembly is carried out. It would seem that what could be simpler and what is the catch. But one-story frame houses, which are discussed in detail later, are constructions, the reliability and quality of which depends on the assembly contractor and on the quality of the components. The case when a good builder is worth its weight in gold.
Advantages and disadvantages
The main advantage of the "frame" is the speed of installation. A maximum of two months is enough for an empty plot to become a haven for a full-fledged home. Of course, the speed of construction is influenced by the experience of specialists, weather conditions and some other factors.
What else attracts in frame houses
Low cost. A brick house looks more reliable, and this is not an illusion, but it will also cost a decent amount. Alas, not for everyone. A frame house is considered a compromise solution, but this does not mean at all that it obviously falls short of some kind of bar
Good thermal conductivity data. If you attach a high-quality insulation to the frame, the cost of heating the house in winter will noticeably decrease. And the summer air conditioning system will only benefit. "Frameworks", as a rule, warm up faster
No shrinkage. For the frame house, immaculately dried wood is used, and therefore you will not have to hesitate with the interior decoration - as soon as the construction is completed, you can buy wallpaper
Inexpensive foundation. Frame houses are a priori light, and therefore are built on shallow foundations or on pile foundations. This is both economical and, again, speeds up the pace of construction
Environmental friendliness. Natural materials that meet sanitary standards help to classify this dwelling as environmentally friendly
Resistant to thermal shock. In the cold and in the heat, the material from which the house is built will not change its characteristics
Seismic / wind resistance. Such houses are being built in the States and in Japan, which is already an indicator of the meteorological readiness of the building
Suitable microclimate inside the house. And all thanks to natural wood, which absorbs excess moisture in the air
Surely these are not all the advantages of frame-type houses, but the main ones are accurately described here.
Disadvantages of one-story "skeleton"
Not too long service life. Almost every house after 25 or a little more years of use needs to be given over to overhaul. And this is normal practice. Likewise, the "skeleton" will probably require replacement of the outer cladding and thermal insulation after the indicated period
High flammability indicators. In the frame technology, wood is used, and there is no need to explain further. A warm, natural material used for thousands of years is good for many, but, alas, it burns well as well. This applies not only to frame buildings, but also to all wooden houses in principle. The treatment of wood with special anti-feather compounds helps - this is like an additional barrier to fire. The use of a non-combustible heat insulator also makes this point less scary
Low noise insulation. For some it is low, for some it is quite suitable. The point is in the thickness of the steles and the materials used for thermal insulation and sound insulation.In a word, you can definitely correct this point
Rotting wood. And this is not a discovery for anyone. But it is dangerous for homes that are not well looked after. At the construction stage, the tree, again, is processed by special compositions, and this processing must be repeated from time to time (at least once every five years)
Pests in the walls. And this "minus" is indicated here as a stereotype that is repeated more often than such a situation actually occurs. If the tree is processed even only with those impregnations that are indicated above, no pest will want to "feast on" them
Obviously, to measure which of the advantages and disadvantages outweighs, everyone will be himself. The decisive arguments are usually the speed of construction and the price of the building.
It should be noted that the construction of frame houses in Russia (and in the post-Soviet space as a whole), although not an innovation, is not yet so widespread. And there is still little competition in the domestic market, and therefore the quality of materials and the work of builders are what causes heated debate.
Experts advise either to contact companies that purchase components from experienced foreign manufacturers (but this automatically increases the cost of the house, and decently), or to make a deal with a company that has established a full production cycle.
House planning options
1-storey "skeletons" are erected as quickly as possible, are delivered on a turnkey basis, make optimal use of the site space and are relatively inexpensive. At the design stage of the house, builders will think over the features of the foundation, frame, walls, type of roof and type of roof, partitions, and so on.
The size of the building depends on the customer's request. Typical projects differ in size from 4.5x6 m or 5x5 m to 10x11 m, 10 by 13 meters. The living area of a small house can be only 23.2 squares (and this happens), and it can practically reach 170 squares or more. Houses up to 100 sq. m are most in demand.
A veranda is a room that is adjacent to the house, has a spacious area, a roof, walls and large windows (this is usually the case). The veranda can be closed or open. The closed one is more functional, it can be used regardless of the season and weather conditions outside the window. You can insulate the walls, you can equip the veranda with heating, or even install a real fireplace on it, and in winter it will be very good there. The open veranda is fully used only in the warm season, the structure does not have windows, therefore you cannot stay in it in the cold, in the wind and rain.
I must say that the veranda is stubbornly replaced by the terrace. She also adjoins the house, but purely spatially. She has her own roof and foundation, separate from the house. And the terrace does not always have a roof. It can be small, running along one wall of the house, or around the house from several sides. An open veranda is also called a terrace, and then it is clear what the customers mean.
What the layout of such a house might look like
This one-story "frame" has 3 bedrooms, and this is a typical option for a family with 4-6 people. One bedroom, usually the smallest, can be a guest bedroom. The terrace adjoins the part of the house where there is a large kitchen and living room. The kitchen has a full dining area, but in warm weather you can dine on the open veranda - and the proximity to the kitchen is obviously beneficial here. A dressing room and a pantry are located in one zone, the plan of the house includes 3 bathrooms
One goes into the bedroom, the second into the corridor, the third into the hallway.
And this is a project of the Finnish "frame" with a veranda of 20 squares. The veranda adjoins the living room and one of the bedrooms. In total, the floor accommodates 2 bedrooms, a dining room combined with a kitchen, a living room, one bathroom, a corridor, an entrance hall and a boiler room. In this case, the insulated veranda can be regarded as a full-fledged, rather large room

Classic garage layout with two entrances. In this case, there is no direct passage from the house to the garage, but this is not important for everyone. The car room is adjacent to a vestibule, an entrance hall and two wardrobes

The best option for a young family or for a married couple of age who do not want to look after a huge dwelling, but such a house is enough for their comfortable life and for receiving relatives
The house has a sauna of almost 11 squares, through the wall with it there is a washing room of 5.50 square meters. m. Both rooms can be accessed from the spacious living room. A small kitchen adjoins the living room, the dining area is moved to the living room, but is made not far from the kitchen

Tips for choosing a project
The construction of a frame house always involves relying on a specific project, otherwise unforeseen circumstances can result in serious financial damage.
What are the benefits of projects developed by professionals:
- calculation of the dimensions of the frame elements;
- the step of setting the racks;
- the dimensions of the section of the beams;
- selection of the thickness of the outer walls;
- the amount of insulation used.
Preliminary calculations are mandatory as part of the project - they guarantee that during construction the budget does not "inflate" excessively.
Also, when choosing a project, the customer should understand this at least a little. For example, to understand that without loss of quality can reduce the cost of construction.
So, the same bathroom and kitchen are the most expensive premises in the house at a cost per square meter. This is due to sewerage, ventilation, water supply - in a word, engineering communications take their toll. And in order to reduce the cost of arranging these premises, they are made close to each other and the area is minimized.
Roofing is also expensive. But here the savings can be, for example, due to the construction of a pitched roof. After applying the plaster, the facade should be primed and painted in any color you like. It is difficult to single out one super-fashionable one, but now one-story houses of all kinds of gray variations (from wet asphalt to beige-gray and umber gray) look interesting.
