One-story frame house 6x6 m is a solution from the list of the lowest-budget ones, focused mainly on future owners who do not want to take a loan from a bank for a larger-scale construction or do not belong to the category of citizens with a high level of income.

Advantages and disadvantages

Let's be honest: at the prices of 2021, the construction of a one-story house of 36 m2 in Russia will not require a million or more rubles. A 6x6 house is quite simple, its structure can be made lightweight in order to exclude the possibility, for example, of pouring a more expensive strip-monolithic foundation, the construction of which for a given square can reach at least 1/3 or 40% of the cost of the entire construction. This is one of the factors that reduce the overall construction budget.

This square is suitable for one or two people. In particular, for couples without children. If the family has at least one child, most likely, he will need a separate (children's) room, which is not able to accommodate a square footage of 36 m2.

Finally, the small house is available for construction alone, with almost no helpers. A physically developed man with a densely athletic build, large build and tall stature is able to perform the vast majority of the work himself, using machines: mini-excavator, concrete mixer, etc. And mixing / placing concrete, and welding metal frames from reinforcement are activities within his power, especially when he has a clear plan, a well-established strategy in his head.

He is mainly assisted only by the delivery companies when loading, transporting and unloading the ordered building materials.

Layout options

Separate premises - a garage, a workshop - will most likely require an extension. To deepen the garage into the basement is problematic: the entrance to it will come out too steep, up to 30 degrees, not every car will overcome such a slope to get out of it. Thanks to the extension, the garage will increase the total area of the house: one car may require at least 15-20 m2, not counting 7-10 m2 for the garage.

The terrace or veranda is equipped on 36 m2 so that it subsequently serves as a warmed and comfortable place. This will make it possible to create on its basis a kind of small living-dining room. It is better to equip it in Russia from the southern, southeastern and eastern sides of the house - sunlight illumination in this case will be the most effective solution.

In contrast to the structure on piles, the strip-foundation configuration is the most capital. The fact is that the steel frame is closed on all sides with concrete, its rusting is excluded. In addition, the structure will withstand the second floor - it is not for nothing that the foundation is cast from the most high-strength concrete of a grade not lower than M-400. It is problematic to paint piles from all sides in order to exclude rusting and subsidence of structures: if the vertical supports are easy to tint once a year with rust enamel, then the horizontal ones lying under the floor are sometimes impossible without dismantling the rough flooring. Either the builders, when assembling, would raise the house on these piles by an extra half meter-meter, which is an exorbitant expense of the height of the building, in which every meter counts.

The scheme of the house on the plan most likely looks like this: a bedroom, a kitchen with a mini-living room function, a bathroom, a vestibule, a technical room. The latter serves for the boiler room and pumping room, without which a completely autonomous house would not have done.Otherwise, it would be a building without amenities, in which there is at least no wood (solid fuel) heating. The construction of an attic or a full-fledged second floor is indispensable here. The boiler room and pumping room can be moved into the basement, then up to 5 m2 on the ground floor will be freed up. So, one of the options for a 36 m2 house plan is the following arrangement of premises:

  1. kitchen-living room - 13.5 m2;
  2. two rooms of 9 m2 each: one of them can be equipped with a full-fledged combined bathroom with a shower and the ability to install a washing machine, the second remains as a bedroom;
  3. a room of 1.5 m2 can be used as a boiler room - it would hardly be possible to arrange something else for a bathroom, except for a toilet bowl;
  4. the vestibule occupies 3 m2 - the entrance to the house is equipped with a small porch.

However, there are more sophisticated ways to decorate such a house, for example, to enclose it with a terrace on all sides, from the second bedroom to make a room with panoramic, almost human-sized windows, etc.

Styles

The style can be anything: loft, classic, high-tech, etc. "Medieval" style - a stone or stone-brick house with a full-fledged Russian stove or fireplace, faced from the outside with decorative stone, mosaics. It is possible to apply a fresco to a wet, not yet hardened cement-sand plaster, to use a tile stone with an original, decorative cut that repeats the pattern. Panel-board house with siding is the lowest-budget solution. Panel panels, in contrast to cement, sand, crushed stone and bricks taken together, are much cheaper. Such a building is distinguished by a low heat leakage from the premises in frosty weather.

Beauty is a subjective concept. You can decorate the outside of the structure with siding or decorative plaster in almost any style. The most popular option in the Soviet era is the use of small (2x2 cm) decorative tiles on the walls of 5- and 9-storey buildings, reminiscent of thin and small tiles. The thickness of one specimen did not exceed 3-4 mm. These "tiles" were planted exclusively on a cement-sand layer, in the thickness of which there was a thin steel reinforced mesh attached to the reinforced concrete of the load-bearing walls with the help of all kinds of fasteners. In private (dacha) construction, this practice was not widely used, but it had the opportunity for widespread distribution.

However, imagination and ingenuity of modern builders and self-builders knows no boundaries: brick and stone walls can be revetted even with paving slabs, as long as they serve for at least 35 years.

Plastic panels aside, metal panels (such as soffits) or artificial stone cladding are the best, durable options.

Beautiful examples of projects

One of the easiest to implement projects of 36 m2 houses with an attic is the following configuration:

  • ground floor: studio room with 25.28 m2, and 9 m2 - terrace;
  • second floor: bedroom 19.05 m2, balcony (loggia type, not portable) - 6.75 m2.

The entrance is from the side of the terrace. The studio hall is a kitchen, living room and dining room at the same time. The terrace can play the role of a veranda - in the summer version, it is surrounded by wooden railings in a classic style, with luxurious balusters. A similar design is given to the balcony-loggia - in the winter version it is glazed and insulated. It is possible to install both on the terrace and on the balcony of panoramic, one and a half to two human height, double-glazed assemblies made of steel and aluminum, insulated using modern window technologies. On the ground floor, to prevent strangers from entering the house, wrought iron gratings decorated in an exquisite style are provided.

A studio house can be without a second floor or attic. The only room in this case is zoned according to the taste of the consumer. A part of the terrace can be allotted for a bathroom - if its area allows - by remaking it into a room insulated for the winter, equipping it with a washbasin, shower and toilet.
